Market Dynamics
There is a structural dislocation in supply and demand in Dutch residential units. This dislocation is fueled by a limited number of locations to develop and a complex and lengthy permit process. The development process therefore requires in-depth knowledge and capital. The financial feasibility of project strongly depends on construction costs, house prices (investor and owner-occupier) and interest rates. Managing the (permit & development) process and timing of the (construction & sales) cycles is critical to the financial success
Who We Are
In the investment environment, we’re not a ‘normal’ investment firm. Besides our mission to deliver superior risk-return for our investors, we have a genuine love for project development and architecture. Over the weekend or on holiday, we do take that detour to see that special building (and in that respect…it’s not a detour but a goal in itself). Our phones are full of pictures of buildings. We like to speak to experts in the field to really understand what went on, what we can learn from it. Because, that’s how we understand and that is why we’re a different kind of investment firm.

Project Developer
The key characteristic of a project developer is to spot opportunities in physical spaces where others see a vacant plot or under-appreciated building. Developers are flexible to juggle the proposition between (most often) conflicting positions of stakeholders. Developers are 'uber optimistic' with an enormous perseverance, if not immune for setbacks and time.
Investor
The key characteristic of an investor is analytic and detail oriented. Investors generally provide the majority of the capital in a project. Investors therefore seek control and governance. Time is crucial for their return
